Maronda Homes has been building in Florida since 1972, and they've stayed in business across that entire span by understanding one simple principle: buyers want homes they're proud to live in and proud to show to friends, without waiting two years or spending $100k on customization.
It shows in their product. Walk a Maronda model and the first thing you notice is curb appeal — not Hollywood curb appeal, but the kind that actually holds up after you move in. The homes are designed for that durability. Kitchens are almost universally the centerpiece of their layouts, thoughtfully planned with functionality and aesthetics in mind. Bedroom sizes trend generous, especially on the larger floor plans. And the overall build quality is consistent across their price range, which spans nearly $400k — from Malabar Springs in the mid-$300s to Eagle Crest in the $700k range.
Two Different Markets, One Builder DNA
Malabar Springs is Maronda's newer Palm Bay community, launched in spring 2026. It's an accessible entry point into the Maronda lineup, with spec homes ready to go and community builds completing in 6-8 months. The Sheffield is one of their flagship multi-gen plans there, but it's worth looking past the first floor plan if it doesn't click for you — Maronda has enough variety that a different layout might be exactly what you need.
Eagle Crest in Grant-Valkaria is a different proposition entirely. LandSea started this community at a higher price point, and when Maronda took it over, they maintained that positioning. Lots run from half an acre to over an acre, nature preserve backing most properties, and homes that feel genuinely differentiated rather than cookie-cutter. Higher-end finishes throughout. If you're looking for space and community feel, this is where Maronda plays premium.
What You Should Actually Know
Maronda is a plan builder — no real customization. If you want to modify a floor plan, you're not the buyer for them. But if the Price Family Homes trim level appeals to you and you don't want to wait 12+ months for a custom build, Maronda hits a sweet spot: spec homes ready now, or community homes in 6-8 months.
They also build scatter-lot homes throughout Palm Bay for buyers who want to avoid HOA involvement entirely.
One thing worth paying attention to: compare individual floor plans carefully, especially bathrooms. The Jack-and-Jill in the Carrington is among the nicest you'll see at any production builder; others in their lineup are more utilitarian. Walk them all and pick the one that works for your life.
Who This Is For
Maronda works for buyers in the mid-range market who value aesthetics, livable design, and speed over total customization. They compete directly with Avtec and Carharp, and they hold their own — different philosophies, same quality neighborhood. If you're comparing builders in this price range, Maronda deserves a serious look.

Why you still need your own agent.
The builder's sales agent works for the builder — their job is to protect the builder's margin and close the deal. That's not a judgment, it's just how it works.
